As of 2020, it is now a legal obligation for landlords to carry out specific electrical safety tests within their rental properties to ensure the continued safety of their tenants. This has been issued by the Private Rented Sector (England) Regulations 2020. What happens if your property fails the test? Usually, your electrician will issue this within your certificate in the form of codes. Codes C1, C2, C3 and FI, will be issued depending on what the electrician has found. Immediate remedial works may need to be undertaken by your electrician to make your building satisfactory and safe. This will only need to be performed if you have received an unsatisfactory test result. After the work has been carried out, you will then receive an updated certificate outlining the work that has been done.
